10696 – 158th St. North Surrey
“Traditional Ho-Hum” to “Entertainment Mecca”

This family home was large on space but surprising short on meeting the function needed for this active family. The floor plan was reinvented by rethinking the function of each room. First on the list was relocating the kitchen into the former Dining room’s space. This created the room needed for a gorgeous, large Cherrywood kitchen with granite countertops. The old kitchen and breakfast nook have been converted to Dining space with big, bright windows. The rarely used formal living room is now a fabulous Media Room where movies are an event! The completely revised Master Suite is spectacular and features a large soaker tub and spacious, all-glass shower. A main floor Den is now a great big Laundry Room and work space. New flooring and paint throughout complete this total remake from “Traditional Ho-Hum” to “Entertainment Mecca”. A “must see” on your  tour.

4253 W. 16th Ave. Vancouver      “Too Small” to “Proud and Tall”

A classic West Side 1950’s bungalow home was perfect – until children arrived on the scene. Suddenly, it seemed, the space was just too small. With the kids needing a yard for play, the way to go was up! The new top floor created space for the two boys’ bedrooms and a full bath for them to share. A new Master Suite shares the top floor and features a walk-in closet and gorgeous Ensuite. Main floor changes include a glass-roofed Family Room addition beside the relocated and redesigned kitchen. A new deck, Den/Guest Room, Powder Room and redesigned walls to open up the Entry Foyer complete the main floor changes. Basement was converted to a “Legalized”  2 bedroom Suite.  From the curb, the enlarged home showcases beautiful stonework and James Hardy concrete siding,  and shows how this home went from “Too Small” to “Proud and Tall”.

16257 Glenwood Crescent, North Surrey   "Westcoast Wonder"

This Westcoast style home had a wonderful, bright concept of a glass-walled center courtyard. The downside was that the courtyard was too small to be functional and it chopped up the flow of the home, creating a series of tiny rooms. The solution was to remove the glass walls and create a large sky-roof structure instead. This allows the natural light to stream into the middle of the home and opens up the floor space considerably. Along with the more open space came a large, newly designed cherrywood kitchen with granite countertops and a completely reworked floor plan. From the spectacular new Master Suite, redesigned Main Bath and Powder Room to the new Media Room, Dining and Entertainment areas, this home was reinvented to achieve it’s true potential!
